For Sellers

Why should Sue and Kathy sell your home?

  1. We can sell your house for more money.
According to the 2003 NATIONAL ASSOCIATION OF REALTORS® Profile of Home Buyers and Sellers, the typical For Sale By Owner (FSBO) home sold for $145,000, compared to $175,000 for a salesperson-assisted home. This means that even if you pay us a 6-percent commission, you will realize $164,500.
  2. We understand how to complete the many contracts, forms and disclosure statements required in a real estate transaction.
According to the NATIONAL ASSOCIATION OF REALTORS® Profile of Home Buyers and Sellers, difficulty with paperwork was problem FSBO's had in selling their own homes. There is a lead pain disclosure statement, property condition disclosure statement, purchase contract, legal description of the property, contingency clause addendum, inspection report, pest inspection report, title work and abstracting...just to name a few. You will need to hire a real estate attorney to go over paperwork, assist in writing contracts and possibly defend you in a legal dispute. Statistics indicate that roughly 40% of all sold by the owners without the assistance of a Realtor®, were involved in legal disputes after the sale of the home. You may actually spend more on attorneys fees than if you would have hired a Realtor®.
  3. We do this full-time.
There are 180 steps to selling your home. Do you know what they are? We do.
  4. We have the market knowledge to price the home competitively.
We have access to the all the comparable's that have sold on the Multiple Listing Service (MLS) and know how to adjust the pricing to compare them to your home. According to the NATIONAL ASSOCIATION OF REALTORS® Profile of Home Buyers and Sellers, setting the right price was the third most difficult problem FSBO's had in selling their own homes.
  5. We can be objective, handle criticism of the house, and focus on how well the homes suites a buyer.
All owners have emotional attachments to their homes and will emphasize the features they consider most desirable during a showing. However, as trained professionals, we are more attuned to the buyers' needs and able to highlight the home's features that have the most appeal to each buyer.
  6. We can assess buyers' ability to afford the property and help them locate the best places to obtain financing.
Often buyers, especially inexperienced ones, rely on us to help them obtain a mortgage. We have the experience to help buyers locate a lender and select between fixed, adjustable, or balloon mortgages. We are also more experienced in pre qualifying buyers so that they will not make and offer on a home they cannot afford. In today's market all the changing mortgage guidelines, it is imperative to have an expert guide the buyer through the process to ensure the buyer can actually qualify to purchase your home.
  7. We know how to negotiate and overcome objections.
Balancing offers and counteroffers, as well as handling many of the contingencies that usually accompany real estate transactions, can be frustrating and frightening. We are here to take the fear out of this process.
  8. We can get the transaction closed.
Many people think that once the purchase agreement is signed on their home, their work is over. But actually, the work has just begun.
